It means the market has become more selective, and homes that check the right boxes are still moving quickly and commanding strong prices.


The Market Has Normalized - Not Collapsed

Scottsdale home values remain resilient, with the average home value sitting in the mid-$800,000s and modest year-over-year appreciation still in play. Days on market have lengthened compared to the frenzy years of 2021–2022, but that's a return to a healthier, more sustainable pace — not a sign of trouble.

What's changed is buyer behavior. With more inventory available and less urgency to beat out five other offers, buyers are being pickier. Even with more balanced market conditions, certain characteristics continue to command strong buyer interest:

  • Proximity to walkable lifestyle amenities — dining, arts, and culture, particularly in and around Old Town

  • Top-rated school zones, which continue to draw families and executives relocating to the area

  • Mountain and resort-style views, especially in North Scottsdale and communities near the McDowell Mountains

  • Established, desirable neighborhoods where land is limited and long-term value has proven durable

Homes that combine a strong location with genuine move-in readiness are the properties buyers are competing for — even in a market where multiple-offer situations are no longer the default.


What This Means If You're Considering Selling

If your home has been thoughtfully renovated, consistently maintained, and sits in one of Scottsdale's sought-after pockets, you're in a strong position — even in today's more measured market. The homes struggling to sell right now tend to share the opposite traits: dated interiors, deferred maintenance, or locations that don't offer the lifestyle draw buyers are prioritizing.

Pricing strategy matters too. A meaningful share of active listings are absorbing at least one price reduction before going under contract, a sharp contrast to the "list high and wait" approach that worked a few years ago. Sellers who price accurately from day one and present their home well are the ones seeing the fastest, strongest results.
