ABOUT TALON RANCH
After the success of Windgate Ranch, Toll Brothers, a luxury home builder, set out to build their next generation of one-level estate gated neighborhoods in North Scottsdale, one that would return to larger home sites with privacy and rolling elevations. Talon Ranch - 33 free-standing single-story homes, ranging from 3,500 to 5,000 square feet, were built on roughly 1-acre parcels. The final neighborhood makes you feel like you live in a national park, which makes sense as you are on the edge of the McDowell Sonoran Preserve with large amounts of protected desert. Most homes have natural light, indoor and outdoor living, open and functional layouts, and higher-end appliance packages.
HOMES VALUES & MARKET TRENDS
Due to the neighborhood's small size, it's rare for homes to trade. The last house that closed escrow was in early 2024; its sales price was $4,695,000 ($849 PSF). It is not uncommon for buyers in this neighborhood to acquire homes in cash terms. Market trends for this sub-market remain positive and sought after. There are other newer neighborhoods in the area due to the success of Talon Ranch, but they are not comparable in size and feel to the neighborhood. Talon Ranch really feels quiet and private.
PRIME NORTH SCOTTSDALE LOCATION
While Talon Ranch feels private, residents are never far from exceptional shopping and dining. AJ's Fine Foods provides gourmet groceries and specialty items just a short drive away, while nearby Walgreens covers everyday essentials. For dining, the area offers a blend of neighborhood favorites and fine dining, including the renowned Mastros Steakhosue, as well as a variety of upscale restaurants in nearby shopping plazas.
