Seller Home Inspection Checklist

Selling your home?
Use this checklist to prepare before the inspector (and buyers) arrive.

General Tips

  • Keep all utilities turned on.

  • Make sure access is clear to the electrical panel, crawl space, attic, and garage walls.

  • Secure or remove pets during the inspection.

  • Clean the house thoroughly—no dishes in the sink, pans in the oven, or cars in the garage.

  • Replace all filters before the inspection.

  • Leave water for buyers and your phone number for the inspector in case questions come up.

Exterior

  • Ensure water drains away from the house with downspouts and splash blocks.

  • Repair loose shingles or nail pops on the roof.

  • Clean gutters and clear downspouts.

  • Inspect and caulk wood trim joints.

  • Check steps for loose bricks or wood.

  • Secure any loose handrails.

  • Inspect decks for weathering or damage.

  • Make sure crawlspaces are clear of wood or fallen insulation.

  • Check hose bibs for leaks and add anti-siphon attachments if needed.

Garage

  • Test the auto-reverse function on the garage door.

  • Inspect garage walls for termite tubes.

  • Clear items stored against garage walls.

  • Confirm that fire-rated drywall has not been compromised.

Windows & Doors

  • Open and close all windows; ensure they stay up on their own.

  • Check for broken seals or cracks.

  • Ensure outlet covers are secure.

  • Make sure all doors open and close smoothly.

  • Inspect walls and doors for punctures from handles or stops.

Interior

  • Test ceiling fans on all three speeds for wobbling.

  • Replace burned-out lightbulbs.

  • Clean or re-stretch carpets if necessary.

  • Repair any nail pops, cracks, or holes in walls and ceilings.

Kitchens & Bathrooms

  • Fill sinks, run drains, and check for leaks.

  • Test the garbage disposal and dishwasher.

  • Ensure cabinets are secure and not rubbing.

  • Test all burners and the oven.

  • Check for needed caulking around counters and backsplashes.

  • Inspect tiles for looseness.

  • Make sure toilets are secure, flush properly, and shut off.

  • Verify hot/cold are correctly oriented on faucets.

  • Test water pressure and clean faucet aerators/screens.

  • Inspect laundry connections and water heater for leaks.
